Council Approves Plans for Ingleborough and Woodchurch

In a momentous evening in Wallasey tonight, Wirral Council have approved Peter Johnson's plans for the redevelopment of the Ingleborough training field and redevelopment of land at Woodchurch.....
In a significant step forward in the future of Tranmere Rovers Football Club, the decision of the Wirral Council planning committee at this evening's meeting at Wallasey Town Hall has seen the plans for redevelopment of both Ingleborough and Woodchurch approved.
The decision to allow houses to be built on the site of the current Ingleborough field and the subsequent development of Woodchurch into a training facility both for Tranmere as a club and for use by the general public, will now hopefully see the club move forward into the future and is a fantastic slice of good news at a time when on the pitch issues aren't too bad either.
Total Tranmere will hope to more on this story in the coming days including reaction from Peter Johnson and the club, the Tranmere Rovers Trust and opposing campaign leader Dean Johnson so watch this space.

Then I ate his Liver.......... with some baked beans and a can of coke.
1. Will provide new affordable housing in an central urban setting.
2. Will provide employment, revenue and taxes at no cost to the council.
3. Will produce first class sporting facilities available for all in place of the rather run down Woodchurch facilites.
4. Will help to secure the future of one of the borough's highest profile businesses, possibly creating a flagship project of social ownership.
Put a questionnaire out like this and you'd struggle to find too many people who didn't think it was a good idea.
When you have that kind of argument harming opposition, you should expect a more likely yes scenario than a no.

Good news, but sure the saga isn't over. How could the council not approve a scheme that:
1. Will provide new affordable housing in an central urban setting.
2. Will provide employment, revenue and taxes at no cost to the council.
3. Will produce first class sporting facilities available for all in place of the rather run down Woodchurch facilites.

I would buy this lock, stock and barrel, if it was like this.
However, this is not anywhere near, what the club is proposing. That is if they don't change the plans!
Part, maybe most, of the money from the sale will go to PJ to reduce the club's debt and possibly enable the Trust to buy it, thus making it more financially viable and possibly meaning community ownership. And finally the club will redevelop Woodchurch, creating a fit-for-purpose training ground, upgrading and extending the existing run-down facilities which, apart from the training ground, will remain open to the public at the same cost as other council-run facilities in the borough. That, as I understand it, is what is being proposed. Am I wrong? Please enlighten me.

Do you imagine the residents voting for social housing.
I agree there will be a limited benefit in jobs and taxes, but nothing major.
The monies generated will go toward reducing the debt, but the club will still be heavily in debt.
If you believe the club will be owned by the trust. Pigs are flying! Great idea, but realistictly, They do not have the monetary clout to invest and do what needs to be done after the club has been left to wither away for over 10 years of no investment.
|The club is well known for the lack of information it puts out. (Has Sharpy gone yet?) and it's privacy. Will things change at Woodchurch? I believe the fence is being ordered now!
Finally, the councils approval is with strings attached.
The council, because of lack of money, need to reduce costs and cannot afford to run and finance the Woodchurch site.
Rovers taking over even on rent free lease, is a great deal for the council.
It's a shame that a sporting facility as good as Ingleborough is being sacrificed, for progress!
Hopefully a fitting monument for the 88 is in place, once the expensive houses are built on the site.
I do want the new Woodchurch site, the club is desperate for a modern training site.
This story still has a long way to go.

The monies generated from the sale of Ingleborough and the sale of the houses on the site, will be sufficient to pay for the redevelopment pf Woodchurch,
But if Woodchurch has to be done first (or at least started), where does the money for Woodchuch come from in the mean time before any sale of Ingleborough?

i'd imagine from an overdraft vs the asset. risky business if there's the possibility of the sale being blocked or delayed, but time will tell.
I don't quite know the ins and outs of the development but from what i've gathered it's a good thing long term for the club. of course PJ will take his money out, he may be tempted to leave a little in though if we are still flying high, or tempted to relax the reigns a little come january if he sees a pay day approaching. I suspect the adage of speculate to accumulate may come into his head, allow maybe an increase of £50,000/£100,000 on the wage budget for a couple of loans or frees in the hope that selling a championship club gets him £1m more.
again I ask who will fund Woodchurch development ?
I see from the Echo site that Eric Pickles might have put the kibosh on the deal. More publicity opportunities for the Ingleborough 1
Though people like him clearly don't think in such simplistic terms. I think he just wanted the publicity for his above average museum.
Eric Pickles should stick to government and not interfere, as this might look like a waste his time.

Whether this is still fesible I'm not sure, but the Inglborough plans seem more likely to make progress a lot better.
